  · As you know, estate agents in the UK can provide their clients with weekly or monthly listings of the exact type of home they have in mind. Italy tends to favour a more general approach, with a large number of weekly and monthly local publications in circulation.
Sifting through these magazines can take up an inordinate amount of time, which many people simply do not possess.
· You need to have EXCELLENT comprehension of written and spoken Italian. What, for instance, do the terms mansarda, podere or trattative riservate actually mean? It is crucial that you fully understand them.
· You also need to have a good knowledge of the geography of the area. We can provide you with clear explanations and specifications because we know the area well.

Many people in country areas try to sell their homes direct.

Obviously, most queries will have been answered before the purchase itself, such as applying for planning permission and the restrictions to modifications.
You must remember that it is not possible to radically change the outer facade of a building, if this does not conform to local by-laws and regulations.
Local authorities are usually very strict in determining what modifications are acceptable and what are not, and indeed this also applies in the UK.
At the post-sale stage, we will put you in touch with local surveyors and reputable building firms who can be relied on to carry out any renovations necessary.
You'll need to know the names of local suppliers and craftsmen, all of whom are highly specialised.
